The Entrance Fee for the townhomes begins at $375,000. When a resident leaves Lathrop, 90% of the Entrance Fee is refunded either at the time the residence is released to a new occupant or at the end of one year, whichever comes first.

Monthly Fees for townhomes range from $2,272 to $4,961 and include all internal and external maintenance, landscaping and snow removal, water and sewer, trash removal, real estate taxes and many other expenses.

A Community Fee option is available for studio and one-bedroom apartments. The Community Fee plan requires a one-time deposit of $20,000, which is refundable for up to four months. The Monthly Fee thereafter is $3,899 for a studio and $4,970 for a one-bedroom apartment.

Two-bedroom apartments are available with the Entrance Fee plan. The plan requires a one-time payment that ranges from $255,000 to $275,000. When a resident leaves Lathrop, 90% of the Entrance Fee is refunded either at the time the apartment is released to a new occupant or at the end of one year, whichever comes first. The Monthly Fee for this plan ranges from $4,475 to $5,109.
