Initial Tour:
You are invited to visit either one of our
communities for an initial tour. During this visit, admissions staff will
explain our 90% refundable life lease contract, review the admissions process,
and indicate the expected waiting time before possible entry. (Waiting times
vary depending on the size and type of living accommodations desired.)
Procedure for becoming a Reservation Holder:
Following your tour,
a prospective resident
can deposit $1,000 to be on Lathrop's Reservation List. This is
fully refundable, at any time, and is fully applicable to the
cost of securing a Lathrop Community Residency Agreement on a
Townhome or Apartment at The Inn. The deposit shall result in
a priority reservation number being issued solely to the prospective
resident.
To pay a refundable deposit of $1,000, make your check payable
to The Lathrop
Retirement Communities. Upon receipt of the $1,000 deposi t, Lathrop
will present you with the Reservation
Deposit Agreement for signature.
Reservation List:
Upon receipt of the deposit, your name(s) will be placed
on the Waiting List (also known as the reservation List). The deposit does not
guarantee entrance. When any vacancies occur, townhomes or apartments, Lathrop
will notify each Reservation Holder, and ask that they respond by a particular
date if they are interested. If more than one Reservation Holder responds, the
Reservation Priority Number will determine which Holder has priority. In
addition, you are encouraged to visit often to further enhance your knowledge
of the communities and of the lifestyle that they offer.
$10,000 Deposit ~ Reservation of a
Townhome or Apartment:
Upon a unit becoming
available to you, the reservation holder or new perspective resident.
You may reserve a unit by placing a $10,000
Deposit. This
deposit will hold the reserved unit for a maximum of two months
from the date the deposit is received by Lathrop Community, at
which time if you have not paid the remainder of the Entrance
Fee or moved in, it will be refunded to you.
Admissions
Process:
This process includes:
· a meeting with the Director of Sales
· completion of
our health care, financial, and personal history forms
· participation in Interviews scheduled through the Sales
Department 
· a review of
your application by Admissions
Please keep in mind that each individual must still meet the criteria
of being able to live safely in the community at the time that
they accept a unit.
* Each Apartment or Townhome is available for a
one-time fee, and there are no costly closing or
escrow expenses. 90% of the fee is refundable to the resident or their estate
after a new lease is established.
* The fee
for a second person is $500 monthly at the Inn and $100.00 in
Townhomes.
